Built into the same hillside as the custom home, this place has wonderful amenities. We kept a small footprint in mind to minimize impact this home. Built with environmentally sensitive materials as well including: hydronic heated concrete and other floors, bamboo flooring, Brazilian slate, Douglas Fir cabinets, metal siding and roofing and MDO panelling.

Custom home drawn by very talented architect. We built this home from the dirt up. Large overhangs protect the Douglas fir windows from the elements. Another Eco-frindly home. We installed soapstone counters, metal roofing and plywood with 1x2 batts for siding. The entire roof is timber, 4x12 Douglas Fir beams were used with oversized 4x10 fascia as well. Over the rafters we installed 2x6 tongue and groove cargo decking and above that rigid insulation.

Complete second story addition. After removing the roof from this 800sq. ft. bungalow new TJI's were installed on top of the existing exterior walls. New subfloor was installed and the exterior walls were framed and sheeted in place. The new addition features such things as complete master bedroom with walk-in closet, full bathroom, 2 additional bedrooms and laundry area. Whimsical 18"x18" casement windows were added to increase ventilation and draw in light. The rafters are 12x12 supported by a ridge beam. The owners wanted an open loft type feeling. The architect designed shed dormers with steeper dormers both front and rear to keep in style with the existing home. Beefy structural knee braces support the wide overhangs and 12x12 barge boards. Matching eyebrow type roofs were added as a continuation of the steeper dormers. The design meshes with existing house nicely and provides the homeowners with additional space and character.

Keeping a Northwest theme in mind the homeowners wanted a unique entry system. Drawings were completed by Anthony with fine detail, style and proportion. The old front door was dark and unwelcoming. The front door location was moved and a concrete slab was poured in its place to form a large foyer. Fir door, transom windows and sidelights were chosen to complete the Northwest feel. Four 6x6 columns atop flagstone pillars really set the mood for the entry. The complete lumber package was custom milled specifically for this project. With everything in fir the new look is warm and inviting.

Schlachter Residence

The bathroom at Paul and Kathleen's residence was outdated, lacked cabinet space and was in need of a major reorganization. Paul drafted up plans that added 10 square feet, updated plumbing and fixtures, added windows to draw in natural light and reoriented things in such a way that feels like a bathroom should...comfortable. The addition of cabinets were incorporated into the design as a built in style that matches the era flawlessly, without taking up valuable floor space. We installed radiant floor heat under nuetral tone tile. Tile was also laid up on the walls (and ceiling in the tub area). Period fixtures, both lighting and plumbing were chosen to keep in close connection to the existing feel of the era of the home. In the back two rooms we added both wainscoting and cornice moulding to complete the period feel. The addition of built in cabinets and moving a closet door were completed as well. The thoughtful planning and maticulous eye of the designer coupled with the craftsmanship of New Lines make this a project that will be very well received by all.

Bamboo Bar & Grill

The owners of Pegasus Pizza on Alki recently purchased late Golden Sun restaurant and wanted to renovate for their new polynesian-style affair. Interior walls were relocated to accomodate additional seating. A platform in the rear of the restaurant was constructed to enable diners to enjoy the views of Alki and the Puget Sound. A new main bar was constructed highlit by glass block and a curved Zodiak quartz countertop. Keeping with the name and style of the restaurant, bamboo was attached to the front of the building and bamboo fencing was installed for additional outside dining enjoyment. New Italian tile was installed throughout, all walls were painted and etched glass separates the main bar from the buddy bar.

Rosenfield Loft Renovation
Capital Hill

Seattle, WA

Everything in this Capital Hill loft was stripped down to studs and brick. The front wall with windows was hidden under framing and sheetrock. The massive beams and posts were covered with sheetrock as well. The front wall was sandblasted and the posts and beams were sanded and clear-coated. Along with the simple things involved in this remodel the bathroom and kitchen were redone from the studs up. New fixtures were installed, concrete countertops poured and a loft constructed from metal was fabricated. New birdseye maple cabinets were built and custom stainless steel shelving was put up in the kitchen to complete the retro look and feel.
